Modern extension to listed building, Eynsham, West Oxfordshire

A carefully considered single-storey extension to a Cotswold listed building within the Eynsham conservation area, for which both planning permission and listed building consent were successfully secured.

The design introduces a contemporary yet sympathetic addition, using contrasting materials of vertical timber cladding and a crisp standing seam zinc roof against the historic rendered house with Cotswold stone slate roof. Large openings are fitted with ultra-slim Aluminium sliding doors, creating uninterrupted views of the surrounding garden and strengthening the connection between interior and exterior spaces.

Internally, the Sycamore timber cladding continues seamlessly, with thoughtful detailing throughout including to angled window reveals that enhance sightlines from the existing kitchen and draws natural light deep into the space. Original stone walling has been retained and partially exposed, preserving and revealing the building’s historic character.

A historic listed timber door has also been carefully preserved, with the extension and glazing aligned to frame it as a focal point from key vantage points, both inside and out.

The project sits within the sensitive setting of the scheduled monument of Eynsham Abbey, requiring a design approach that respects and responds to its significant historic context. Both planning permission and listed building consent were successfully secured.
