KD Design is an architectural design practice based in the beautiful county of Oxfordshire. We specialise in tailored home improvement and residential development projects.
KD Design started life in 2009, and was set up by myself, Keith Durham, as a sole practice. I trained as an Architectural Technician, specialising in the science of architecture, building design and construction.
My Architectural background has resulted in a passion for good design and I take great pride in my work. I have expert knowledge in a variety of areas including sustainable design and UK building regulations, which means that your project will always fulfil the limits of what is achievable within your requirements and your budget.
I bring a well-honed set of skills to every brief, and for me, the greatest satisfaction is in the genuine thanks of a client when their project has been completed. Seeing clients that are thrilled with their new home is by far the most rewarding part of what I do.

To provide piece of mind to my customers, KD Design carries Professional Indemnity Insurance, the details of which are available upon request.
In order for me to get a feel for your requirements and fully understand the project, it is important to visit site and discuss the scheme face to face. During this meeting I'm happy to give initial advice on whether or not planning approval is required & the chances of success. I'll also make you aware of any other approvals necessary and estimate likely construction costs.
At the same I will confirm my fee proposal for the project and agree suitable timescales for moving forward.
Develop brief & Survey existing
Once appointed we'll agree a suitable time for carrying out a measured survey of the existing property to allow drawings to be prepared on the CAD system. At the same time I'll take the opportunity to further develop the project brief.
Preliminary design proposals
At this point I will present various design options for your consideration. The design will consider any structural design required and a preliminary cost check will be prepared.
Design proposals & Planning
Once the design is agreed I'll work up the scheme and submit for the necessary planning consent.
I'll deal with the planning department on your behalf and keep you up to date with any negotiations / amendments required to ensure an approval is received.
Building regulations & approvals
Following receipt of planning approval, the next stage is to produce a set of detailed construction drawings. These serve multiple purposes and are used to demonstrate compliance with current building regulations, submit for Sewer build over applications, party wall notification etc.
The drawings are also used to obtain accurate quotations from builders and KD Design can suggest trusted local building contractors who we have worked with in the past.
Contract administration & construction phase
For smaller projects, some clients prefer to manage the building contract themselves, in which case my involvement ends here.
For more complex and higher value building projects, KD Design can take on an active role during construction to ensure the project is managed correctly. This can involve site inspections, valuations, contract administration etc.
Design Fees for planning and building regulation drawings vary in relation to the size and complexity of the project.
For home extensions and where the full scope of works is known, KD Design will endeavour to agree a fixed price before starting any work and never ask for any payment up front.
Our fees are broadly based upon the estimated value of the works but no two projects are ever the same, design style and other project complexities have to be considered.

As a guideline figure for construction costs of new extensions you can estimate the following figures per square meter per floor (all exclusive of VAT & fees).
- Ecomomic specification: £1500 / m2
- Standard specification: £1750 / m2
- High specification: £2100+ / m2
The figures above allow for a plastered shell ready for decoration & finishes of your choice. Demolition works, alterations to existing, Kitchens, Bathrooms, Bifolding doors, Plumbing & Electrics are excluded.
